When buying a home, please keep the following in mind:
Once you have made the decision to begin your home search, the first step in the process it to get pre-qualified for your upcoming purchase. You can do this through your local bank, a broker or other lending institution. This will help you to establish a proper budget and allow you to shop with confidence. Any offers that you make will need to have a copy of your prequalification or proof of funds attached.
Once we have identified a property of interest, we will want to make an offer to purchase in a timely manner. I will conduct a thorough evaluation of the property’s value prior to establishing the amount of the offer. I will also put together a strategy to help you contract the home at the lowest purchase price and the best possible terms.
Bidding and Negotiating
I will submit an offer on your behalf to the seller’s real estate agent or directly to the homeowner, along with the presentation of your qualifications. This may be done orally or in writing. The seller may accept or counter your offer as part of negotiations of price and terms.
In the case of multiple bids, I will work with you to structure a “best and final” offer that you are comfortable with. The conclusion of the process will result in agreement upon the price, terms and closing date.
Going to Contract
Once your offer has been accepted, I will ensure that all proper documents are fully executed. Your deposit is usually held in the Title Companies escrow account until the closing date and is typically refundable through the inspection and financing period. I will coordinate all necessary inspections and assist in your loan process. I can suggest multiple homeowners’ insurance carriers to help you secure the proper policy prior to closing. In addition to the aforementioned sources, I have a reliable network of inspectors, contractors and other industry professionals that may need to be utilized throughout the process.
Closing
I will schedule a final walk-through inspection of the property just prior to the closing. This inspection and documented proof of any repairs will ensure that you are taking possession of your new home in the state agreed upon in the contract. After you move in I will offer my advice and help whenever you may need it.
